Terms of service

These terms apply when you use the letting.io website and the Letting property management software. By creating an account you agree to them. Last updated: September 2026.

Who can use Letting

Letting is a business service for letting agents, property managers and landlords. You must be at least 18 and able to enter into a contract. If you create an account for a business, you confirm that you may bind that business to these terms.

Your account

You sign up with an email address and confirm it with a code we send. Keep access to that mailbox secure, because it controls your account. You are responsible for the people you invite to your account and for what they do in it.

Plans and billing

  • Letting is sold as a subscription: Landlord, Agency and Portfolio, billed monthly or yearly, and Enterprise on the terms agreed with our sales team.
  • Each plan covers a band of units. When you exceed your band, you move to the next plan and the new price applies from that moment, prorated.
  • Subscriptions renew automatically at the end of each billing period until you cancel.
  • Prices are shown on the pricing page and exclude any sales tax or VAT that applies to you.
  • If a payment fails, we let you know and give you time to update your card before access is paused.

Price changes

We tell you by email at least 30 days before a price change applies to your plan. The new price takes effect from your next renewal after that date.

Cancellation and refunds

You can cancel at any time from your account or by writing to [email protected]. Cancelling stops the next renewal and you keep access until the end of the period you paid for. We do not refund the unused part of a period, except where the law requires it.

Your data

You own the data you put into Letting, including data about your tenants, owners and contractors. We use it only to provide the service to you, as described in our privacy policy. You can export it as CSV at any time, and after your account closes we delete it within 90 days.

Your responsibilities for tenant and owner data

You are responsible for having a lawful basis to store the personal data of the people you manage, for telling them how you use it, and for the content of statements, reminders and notices you send through Letting.

Acceptable use

  • Do not use Letting for anything unlawful, including harassment of tenants or discrimination.
  • Do not try to access accounts or data that are not yours, or to test, overload or disrupt the service.
  • Do not resell access to Letting without our written agreement.

We may suspend an account that breaks these rules, and we tell you why unless the law prevents it.

Templates, reminders, compliance dates and articles in Letting help you run your portfolio, but they are not legal, tax or financial advice. Rules on rent, deposits, notices and safety checks vary by place, and you remain responsible for meeting them.

Service availability

We work to keep Letting available and your data safe, and we back it up daily. Planned maintenance is announced in advance where possible. An uptime commitment is part of the Enterprise agreement.

Limitation of liability

To the extent the law allows, Letting is not liable for indirect or consequential loss, lost profit or lost data beyond our backups, and our total liability for any claim is limited to the amount you paid us in the 12 months before the claim. Nothing in these terms limits liability that cannot be limited by law.

Changes to these terms

When we change these terms we update the date at the top and tell account holders by email before a significant change applies. Continuing to use Letting after that date means you accept the new terms.
