Letting

Residential property management software for managers and agencies

Letting is residential property management software for teams that manage houses, apartments, flats and small buildings for themselves or for other owners. Tenants, leases, rent tracking, repairs, inspections and owner statements share one record per unit, so your team works from the same facts every day.

Tenants and homes in one record

Residential management is personal: people move in, report problems, renew and move out. Each tenant profile holds contacts, documents and notes, and each unit keeps its full history, from the first lease to the last inspection report.

Rent tracking and arrears for residential tenancies

Import the bank CSV and each receipt lands on the right tenant ledger, including partial payments. Arrears age at 1 to 30, 31 to 60 and 60+ days, and automated reminder emails with late fee rules run on the Agency plan and above. Letting tracks rent and reconciles bank payments, so tenants keep paying the way they already do. See rent collection software.

Repairs that do not get lost

A dripping tap reported by text on a Saturday is easy to forget. With Letting, the tenant uses a request link with photos, the team sets priority and assigns a contractor, and the status timeline shows where the job stands. The cost is recorded against the unit and its owner. More on property maintenance software.

Inspections and safety dates for homes

Move-in, periodic and move-out inspections follow a room by room checklist with photos and condition notes, signed and saved as a PDF. At move-out the two reports sit side by side for the deposit decision. Compliance dates such as smoke and carbon monoxide checks, insurance and licence renewals, plus gas safety, EICR and EPC in the UK, come with reminders.

Periodic inspection scheduling keeps every home on a regular cycle, and custom inspection templates on the Portfolio plan let you match the checklist to the kind of homes you manage, from studio flats to family houses.

Owner statements and a team with clear roles

Each owner gets a monthly statement with rent received, fees, repairs and net payout, as PDF and CSV, on a set day. Staff work under roles (director, manager, accounts, maintenance), and an activity log records who changed what.

Letting is built mainly for residential lettings, and it also records commercial units with their charges. Most teams on Letting manage homes, flats and apartment buildings.

Yes. Tenants get a request link where they describe the problem and add photos. The request arrives in Letting with a status timeline your team follows.

Each lease records the deposit. At move-out, the side by side inspection comparison helps you decide on deductions with dated photos and condition notes.

On the Agency plan and above, each owner receives a monthly statement with rent received, fees, repairs and net payout, as PDF and CSV, emailed on the day you choose.

Yes. The Landlord plan includes 2 team members, Agency up to 10 and Portfolio unlimited team members. Each person signs in with their own account, works under a role and appears in the activity log, so you always know who changed a lease, logged a payment or closed a repair.
