Getting started
Letting agents, property managers and landlords who manage rentals as a business, from a landlord with a handful of units to an agency with several offices. It covers residential, multifamily, commercial and UK block management portfolios.
Yes. Upload units, tenants and leases as CSV from any spreadsheet or export from your current system. On Enterprise, our onboarding manager migrates the data for you.
Most portfolios are set up in an afternoon: import units and tenants, add lease dates and rent, then drop in your first bank export. The property management system page walks through the four steps.
Yes. Letting runs in the browser on any phone or tablet, so inspections with photos and repair updates happen on site. See the property management app page.
Rent and payments
No. Tenants keep paying the way they do now, by bank transfer, standing order or your existing payment method. You drop in the bank export and Letting matches each payment to the right tenant ledger.
Letting reads your bank CSV (date, amount, reference) and matches each line to a tenant by amount, reference, surname and unit number. Anything it cannot place goes to a short list with a suggested match for you to confirm. More on the rent collection software page.
Yes. On Agency and above, reminder emails go to tenants on the days you set, and late fee rules add the fee to the tenant ledger. Arrears are grouped by 1 to 30, 31 to 60 and 60+ days.
Yes. A partial payment stays on the tenant ledger with the balance still owed, and the rent roll shows the unit as Partial until it is cleared.
Owners and statements
Yes. Each owner receives a monthly statement by email as PDF and CSV on the day you set, with rent received, fees, repairs and net payout.
No. Letting keeps rent, fees and repair costs per unit and per owner and exports income and expenses as CSV for your accountant. See property management accounting software for what the statements contain.
Yes. From the Agency plan, each property belongs to an owner and each owner gets a separate statement.
UK letting agents
Yes. Gas safety, EICR, EPC, smoke and CO alarm checks and deposit protection dates are built in, with reminders before each one lapses. Read more on the letting agent software page.
Yes. Move-in inventories, periodic inspections and check-out reports use room by room checklists with photos, and the move-out report sits side by side with the move-in report. See property inspection software.
Security and data
Data is encrypted in transit and at rest and backed up daily. Roles control who sees what, and the activity log records who changed what. Details are on the Letting security page.
Yes. You can export units, tenants, leases, ledgers and statements as CSV any time, on every plan.
Yes, on Enterprise: SSO (SAML), custom roles, a security questionnaire and a DPA.
Pricing and billing
Landlord is $59 per month for up to 25 units, Agency is $189 per month for up to 150 units, Portfolio is $449 per month for up to 500 units, and Enterprise for 500+ units is priced with our sales team. Yearly billing gives 2 months free. See property management software pricing.
A unit is anything you let separately: a flat, an apartment, a house, a room let on its own lease or a commercial unit. Parking spaces and storage rented with a unit are part of that unit.
Letting tells you when you reach the limit of your plan. You move up to the next plan from your account, and the new price applies from that moment, prorated.
Yes, with the demo. There is no free plan, but the demo on the homepage runs a real month end on a demo portfolio or on your own rent roll, without an account.
Yes. Plans renew monthly or yearly until you cancel. Cancelling stops the next renewal and you keep access until the end of the period you paid for.
