A rent roll that reconciles itself against the bank

Each month Letting builds the rent roll from your leases. Import the bank CSV and payments are matched to tenant ledgers, partial payments included. Arrears age at 1 to 30, 31 to 60 and 60+ days, and on the Agency plan automated reminder emails and late fee rules run on the dates you set. Leases, renewals and rent increases

Terms, rent and due day, deposits and a rent increase schedule live on each lease. Renewal and expiry alerts arrive in time to act, and on the Portfolio plan you can run bulk rent increases and renewal workflows across many leases at once. More on lease management software.

Maintenance and inspections tied to the unit

Tenants send repair requests with photos through a link. You set priority, assign a contractor and follow the status timeline, and the cost is recorded against the unit and its owner. Inspections use move-in, periodic and move-out templates with photos and condition notes, and finish as signed PDF reports.
