A building rent roll that reconciles against the bank

Letting builds the monthly rent roll from your leases. Import the bank CSV and payments are matched to tenant ledgers, partial payments included. Arrears age at 1 to 30, 31 to 60 and 60+ days, and automated reminder emails and late fee rules run on the dates you set. Residents report issues through a request link with photos. Your team sets priority, assigns a contractor and follows the status timeline. Inspections and renewals at scale

Periodic inspection scheduling keeps every apartment on a cycle, with move-in, periodic and move-out templates and photos. On the Portfolio plan, custom inspection templates fit your buildings, and bulk rent increases and renewal workflows handle a whole building's leases in one pass.

Every inspection ends as a signed PDF report on the unit, and at move-out the side by side comparison with the move-in report shows exactly what changed, room by room, before you decide on the deposit.

Reports for owners and roles for staff

Each owner receives a monthly statement with rent received, fees, repairs and net payout, and on Portfolio, scheduled report packs go out automatically. Staff work under roles, and the audit log records every change.

Plans start from $59 per month. Most multifamily operators choose Agency (up to 150 units, $189 per month) or Portfolio (up to 500 units, $449 per month, unlimited team members). Above 500 units, Enterprise is custom. See property management software pricing.
