Letting

Property management accounting software for owner statements

Letting is property management accounting software built around the job that eats month end: the owner statement. It takes the rent you reconciled, the fees you charge and the repairs you paid for, and produces a monthly statement for every owner with the net payout, as PDF and CSV, emailed on the day you set. Your accountant gets a clean income and expense export. Letting does not replace your general ledger.

A monthly statement for every owner

At month end Letting builds one statement per owner, covering every property they own with you. Each statement shows rent received per unit, your management and letting fees, repair and other costs, and the net amount you pay out. You review it, then send it or let it go out automatically.

See the layout in our owner statement template guide.

  • One statement per owner, all their properties
  • Rent received, fees, repairs and net payout
  • PDF for the owner, CSV for your records

Figures that come from the month's records

Nothing on the statement is typed twice. Rent received comes from the bank export you matched in rent collection software. Repair costs come from jobs closed in property maintenance software. Fees follow the rules you set per owner. If a figure looks wrong, you click through to the ledger line or the job behind it.

  • Rent from reconciled bank lines
  • Repair costs from closed work orders
  • Fees applied by rule, per owner

Emailed on a set day, branded with your name

Pick the day statements go out each month. Owners receive their PDF and CSV by email, and on the Agency plan and above the email carries your agency branding. On Portfolio, scheduled report packs add a set of reports for each owner alongside the statement.

  • Statements emailed on the day you choose
  • Branded owner emails on Agency and above
  • Scheduled report packs for owners on Portfolio

Rental property accounting software for landlords

If you hold your own portfolio, Letting works as rental property accounting software for the day to day: income per unit, expenses per property, arrears and deposits in one place. At year end you export income and expense by property and hand the file to your accountant, ready for their books and your tax return.

  • Income per unit and expenses per property
  • Income and expense export by period
  • A clean file for your accountant

Built to work with your accountant, not replace them

Letting is not a general ledger or full accounting package. It does not file tax returns, run payroll or hold a chart of accounts for your company. It keeps the property side right (rent, fees, repairs, payouts per owner) and exports income and expense for your accountant to post in the accounting system they already use.

Produce owner statements in the demo

The homepage demo runs month end on a demo portfolio in your browser and produces an owner statement PDF you can download. No account needed.

Owner statements from the Agency plan

The Landlord plan, from $59 per month for up to 25 units, includes income and expense export. Multiple owners with monthly owner statements start on Agency, from $189 per month for up to 150 units. Compare plans on property management software pricing.

No. Letting is not a general ledger replacement. It handles rent, fees, repairs and owner payouts, and exports income and expense for your accountant to use in the system they already work with.

Rent received per unit, your fees, repair and other costs, and the net payout for the month, for every property the owner has with you, as PDF and CSV.

Yes. Choose the day of the month, and Letting emails each owner their statement on that day. You can review statements before the send date.

Letting records rent received and payouts per owner, which supports your reconciliation. Rules for client money and trust accounts depend on your state or country, so your accountant stays responsible for those accounts.
