Month end without the spreadsheet

Import the bank CSV and payments are matched to tenant ledgers, partial payments included. The rent roll shows who has paid, arrears age at 1 to 30, 31 to 60 and 60+ days, and automated reminder emails and late fee rules run on the dates you set. Then each owner gets a statement with rent received, fees, repairs and net payout, as PDF and CSV, emailed on a set day. In a small firm everyone does a bit of everything, but not everyone should see everything. Roles for director, manager, accounts and maintenance keep each person to their work, and the activity log shows who changed what. On Portfolio, an audit log covers the whole account.

Repairs, inspections and compliance in one place

Tenants report repairs through a request link with photos, you assign a contractor and follow the status, and the cost lands on the owner's statement. Move-in, periodic and move-out inspections produce signed PDF reports. Compliance dates such as insurance, licence renewals and alarm checks, plus gas safety, EICR and EPC in the UK, come with reminders.

When the business grows, move from Agency to Portfolio for up to 500 units, multiple offices or branches, unlimited team members, custom inspection templates and scheduled report packs for owners. Your records stay exactly where they are.

Plans are priced by units with no minimum. Agency costs $189 per month for up to 150 units, with 2 months free on yearly billing, and there is no onboarding fee.

You create your account, add properties, units, tenants and leases, and import your bank CSV. A small portfolio can be set up in a working day, and you can start with one property and add the rest as you go.

Yes. On the Agency plan and above, tenant and owner emails carry your agency's branding.

No. Landlord, Agency and Portfolio are self serve. Talk to sales is only for Enterprise, above 500 units or when you need SSO and a DPA.

Yes. You add properties, units, tenants and leases, and import bank statements as CSV to match payments. If you grow beyond 500 units, Enterprise includes data migration from your current system and a dedicated onboarding manager.
