The short answer

Apartment management software for a small owner has to do four things every month: show which units paid, chase the ones that did not, track repairs per building and report income and expenses per building or per LLC. Most platforms do this and charge per unit, per online payment or both, so a 60 unit owner pays $100 to $300 a month.

Letting does it at a flat price per size band, with no fee on your residents' rent payments and no onboarding fee. It does not collect rent, screen applicants or list vacancies: residents keep paying into your bank account by ACH, Zelle or check, and Letting reads the bank export to update every ledger.

Where another tool is the better buy

Yardi Breeze is cheaper than Letting on monthly billing from 26 to 150 units, at $100 to $150 against $189, if you sign its annual agreement. On yearly billing Letting is cheaper at every size in the table. Free landlord apps cost less than both, but they make money from fees your residents pay on each online rent payment, and most stop at a tenant portal without owner statements or a building level rent roll.

An apartment portfolio is rarely one big complex. It is a 12 unit walk-up bought in 2014, a 24 unit courtyard building next to it and a 6 unit mixed use corner with a shop downstairs. An owner statement for each LLC

Most small apartment owners hold each building in its own LLC, often with a different partner group behind each one. Letting treats each LLC as an owner: rent, repairs and your management fee are split by owner, and one month end run produces a separate PDF and CSV statement for every LLC. Statements for several owners are part of the Agency plan, $94 a month billed yearly for up to 150 units. Your bookkeeper or CPA gets an income and expense export per owner for the accounting system they already use, so nobody rebuilds building P&Ls from bank statements in April.

Rent day across every building

Export last month's transactions as CSV from your US bank, import the file and each payment matches to the right resident ledger: a double payment covering two months, roommates splitting rent, a housing authority paying part of a voucher unit. What does not match waits in a short review list. Arrears age at 1 to 30, 31 to 60 and 60+ days for each building, and reminder emails and late fee rules run on the dates you set.

Residents report a leak or a broken buzzer through a request link with photos. You set priority, assign the plumber or the handyman you already use, and follow the job to done. The cost lands on the unit and the building, so you can see what each building cost to keep running this year. Move-in and move-out inspections run room by room on a phone, with dated photos set side by side for the deposit decision.
