Two patterns stand out. Under 200 units Rent Manager charges its floor, so a 50 unit manager pays $4 per door on Basic and $9 on Premium, while Breeze charges $2. And from 500 units Breeze Premier costs the same as plain Breeze, because the $400 floor is used up, so a larger manager gets Premier's general ledger controls and job costing for nothing extra.
First year cost with implementation
Yardi lists no setup, training or support fees for Breeze or Breeze Premier. Rent Manager's implementation is reported at about twice the monthly subscription and set in the quote. Yardi Voyager implementations are reported from about $25,000 and often cost as much as the first year of licensing.

From the second year Rent Manager's implementation drops out, and Breeze then costs less only under 200 units; from 200 units it bills the same as Rent Manager Basic. The real contest between the two vendors is at 1,000 units and up, where Rent Manager Premium and Voyager are both negotiated and the implementation scope decides the bill.
Fees outside the subscription
Neither vendor's subscription is the whole bill. Both sell online rent payments, tenant screening, renters insurance, websites and resident apps as add ons or through partners, each priced per transaction or in the quote.

How the two products differ
Rent Manager is built by London Computer Systems in Ohio and sold as one deep system. Managers pick it for custom reports, job costing, a service manager for maintenance teams and the ability to run residential, commercial and association properties in the same ledger. It scales from a few hundred units to large portfolios without changing product, and that depth takes time to learn.
Yardi Systems, based in Santa Barbara, California, splits its line by size. Breeze is a simple cloud product for small and mid sized residential and commercial managers, priced openly and set up without fees. Breeze Premier adds corporate general ledgers, role controls, job cost tracking, batch processing and affordable housing compliance. Voyager is the enterprise platform used by large REITs and operators, with modules for almost every function and a matching implementation project.
In practice the choice is rarely Rent Manager against all of Yardi. A 150 unit manager compares Rent Manager Basic with Breeze, and Breeze usually wins on price. A 2,000 unit operator compares Rent Manager Premium with Voyager, and the decision comes down to modules, reporting and the implementation team.
Switching between Rent Manager and Yardi
Moving in either direction means exporting properties, units, tenants, leases, open balances and history, then rebuilding the chart of accounts and owner records. Commercial leases add more work: recurring charges, CAM reconciliations and lease clauses rarely export cleanly, so many teams use a service to pull the key terms out of each commercial lease before they rebuild them in the new system. Plan for a parallel month where both systems run, and do not cancel the old contract until the first month end closes cleanly in the new one.

Many managers comparing Rent Manager and Yardi Breeze do not need payment processing, a resident app or a marketing website. Their tenants pay by ACH, Zelle or check, and what eats the month is matching payments, chasing arrears and sending owners a statement. Letting does exactly that part.
