Two things are worth seeing in this table. Under 100 units Breeze charges its $100 floor, so a 25 unit landlord pays $4 a door and signs for a year. And from 400 units Breeze Premier costs the same as plain Breeze, because the $400 floor is used up, which is why many growing managers move to Premier at that point.

How much Yardi Voyager costs

Yardi Voyager is the enterprise platform used by large multifamily operators, REITs and commercial landlords, and Yardi quotes every deal. The figures that circulate come from buyers, resellers and procurement data. Several sources put residential Voyager at $1.50 to $3.00 per unit per month. Vendr, which tracks software purchases, puts annual Yardi spend for 500 to 2,000 unit portfolios at about $40,000 to $120,000 and first year totals, implementation included, at about $60,000 to $180,000.

The license is only part of it. Voyager is installed as a project: chart of accounts design, data migration, workflow setup and training, often with a Yardi consultant or partner billing by the hour. Implementations are reported to start around $25,000 and can match the first year of licensing. Contracts are usually multi year, and negotiated discounts are tied to the length of the term.

Subscription only, before payment processing and add ons. Breeze and Premier list no setup fees, so the first year equals twelve months of subscription. On Voyager the implementation usually makes year one the most expensive year of the contract.

Fees outside the Yardi subscription

The subscription is rarely the whole bill. Yardi sells most of its extras through its own RentCafe and Yardi branded services, each priced per use or in the quote.

  • Online rent payments: per transaction, often passed to the resident
  • ScreeningWorks Pro tenant screening: per report, usually paid by the applicant
  • RentCafe websites, chat and resident apps: monthly add ons
  • Utility billing and utility invoice processing: per unit or per invoice
  • CHECKscan and PayScan full service: per item processed

Interfaces deserve their own line. Each connection to an outside system is priced separately in a Voyager contract, so companies that want Yardi data in a BI tool or another app often budget for it from the start, or route it through a data integration platform they already pay for. If your residents already pay by ACH into your own bank account, most of the payment add ons buy you nothing.

Yardi Breeze or Yardi Voyager

Breeze is the cloud product for small and mid sized managers. It is priced openly, set up without fees and learned in days. It covers residential, commercial, associations and, on Premier, affordable housing, with payments and screening built in. Voyager is the full enterprise system, with modules for nearly every function and a matching implementation.

The usual rule from managers who have run both: under 1,000 units, a residential company whose work is rent, maintenance and owner reporting does not need Voyager. Above a few thousand units, with investors, commercial leases with CAM recoveries or a corporate accounting team, Breeze runs out and Voyager earns its cost. If you are in between and holding a Voyager quote, ask Yardi for a Breeze Premier quote at the same unit count before you sign.

How to get a lower Yardi quote

Yardi's Breeze prices are published and rarely move. Voyager is negotiated, and buyers report the most room on the implementation scope and on term length.

  • Get competing quotes at your exact unit count from at least two other vendors
  • Ask for the implementation as a fixed price, with the modules you will actually switch on
  • Compare a three year term against one year; longer terms bring a lower annual rate but lock you in
  • Ask which interfaces are included and which are billed separately
  • Time the signature near a quarter end, when sales teams have targets to hit

A flat priced option if your tenants pay by bank

Many managers pricing Yardi do not need payment processing, screening or a resident app. Their tenants pay by ACH, Zelle or check, and what eats the month is matching payments, chasing arrears and sending owners a statement. Letting does that part at one flat price per size band. Import the bank CSV, payments match to tenant ledgers, arrears age by days late, and each owner gets a PDF and CSV statement on the day you choose. Repairs and room by room inspections are included.

  • Up to 150 units: Letting Agency, $94 a month billed yearly, against $100 to $400 on Breeze or Premier
  • Up to 500 units: Letting Portfolio, $224 billed yearly, against $200 to $500 on Breeze and Premier
  • Up to 1,500 units: Letting Enterprise, $399 billed yearly with SSO, API and data migration, against $1,000 and up on Yardi

Honestly, Breeze is cheaper than Letting between about 151 and 223 units on yearly billing, and from 26 units if you compare month to month. Letting does not collect rent, screen tenants or handle affordable housing compliance.
