Where Yardi is still the better choice

Yardi Breeze is one of the cheapest full platforms in the US, and we will not pretend otherwise. On yearly billing Breeze costs less than Letting between about 151 and 223 units, where $1 per unit is still under our $224 Portfolio price. Compared month to month, Breeze is cheaper from about 26 to 450 units, because its published rate assumes an annual agreement and ours does not.

Yardi also does things Letting does not do at all. Breeze collects rent online, screens applicants and lists vacancies through RentCafe. Breeze Premier handles affordable housing compliance and associations. Voyager runs commercial leases with CAM recoveries, investment management and portfolios of tens of thousands of units.

Why property managers look for a Yardi alternative

The reasons are nearly always the same three. First, the price grows with every door. A company that adds 200 units in a year adds $200 to $600 a month to its software bill on Breeze or Voyager, and nothing about the month end work changed. Second, the contract. Breeze and Premier run on annual agreements, and Voyager deals are usually multi year with the discount tied to the term. Third, the implementation. Voyager is a project with consultants, a chart of accounts rebuild and months of parallel running, and smaller teams find themselves paying for modules they never switch on.

What Letting does not do

Be clear on this before you cancel anything. Letting does not process rent payments, so there is no tenant portal for card or ACH payments; tenants keep paying into your own bank account. It does not screen applicants, syndicate listings or run a resident app. It does not keep a full general ledger with payables and 1099s; your accountant gets income and expense exports that import into QuickBooks, Xero or the ledger you already use. If any of those is the reason you bought Yardi, keep it or move to AppFolio or Buildium instead.

A year on Yardi against a year on Letting

Take a residential company with 420 units for 35 owners, two offices, tenants paying by ACH and a bookkeeper on QuickBooks. On Yardi Breeze that is $5,040 a year on an annual agreement. On Breeze Premier it is the same $5,040, since 420 units clear the $400 floor. A Voyager quote at the reported $1.50 to $3.00 per unit lands at $7,560 to $15,120 a year before an implementation reported from about $25,000. On Letting Portfolio billed yearly it is $2,688 for the year, with branches, unlimited staff, inspections and owner statements included.
