Where Yardi Breeze is cheaper, and where it is not

Breeze's $1 per unit rate is one of the lowest published prices in property management software, so this page will not pretend otherwise. Between roughly 40 and 450 units, the residential Breeze plan costs less per month than the Letting plan for the same portfolio. At 100 units Breeze is $100 and Letting Agency is $189.

Letting is cheaper below 25 units ($59 against a $100 minimum, or $708 against $1,200 over a year) and above 450 units on Portfolio. It also costs less if you would otherwise need Breeze Premier for a feature: Premier's $400 minimum applies until you pass 400 units. Move-in and move-out inspections run room by room on a phone, with dated photos and a PDF report the tenant can sign. At move-out the photos sit next to the move-in set, which is the evidence you want when you deduct from a security deposit under your state's rules.
