Where DoorLoop costs more, and where it does not

DoorLoop is a full platform with rent collection, screening, a tenant portal and accounting, and its price reflects that. The gap with Letting shows up for owners who do not need the payments side. A 20 unit landlord on DoorLoop Starter pays from $828 a year billed yearly, before the onboarding fee and before per unit charges past the default count. On Letting the same landlord pays $588 a year billed yearly, or $708 billed monthly.

The less visible cost is on the tenant side. On Starter, every ACH rent payment carries a $2.49 fee charged to the tenant. With 20 tenants paying monthly that is $597.60 a year leaving your tenants' pockets, which some owners absorb as a rent concession to avoid complaints. Letting has no fee on either side because it reads payments from your bank export instead of processing them.

Where DoorLoop is the better buy: if you manage 5 units or fewer and want free online rent collection, a landlord app with a free tier will cost you less than either of us. Why landlords look for a DoorLoop alternative

Inspections and repairs included on the $59 plan

Move-in and move-out inspections run room by room on a phone, with dated photos and a PDF report the tenant can sign. At move-out the new photos sit beside the move-in set, which is the evidence you want when you deduct from a security deposit under your state's rules. Tenants report repairs through a request link with photos, and each repair records its cost against the unit.

Who should choose Letting, and who should choose DoorLoop

Choose Letting if you own or manage 10 to 25 units, your tenants already pay by ACH or Zelle into your account, your CPA keeps the books, and you want the rent roll, repairs and photo inspections for one fixed monthly price. It also fits a small agency with up to 150 doors that sends monthly owner statements and does not want tenants paying a processing fee.

Choose DoorLoop if you want tenants to pay rent inside a portal, need screening and vacancy listings in the same system, and want QuickBooks sync rather than an export. For that buyer DoorLoop Pro or Premium is a sensible pick, and we would rather you choose the right tool than switch twice.

What an 18 unit landlord pays in a year

Take an owner with 18 units across five buildings, tenants paying rent by ACH, three turnovers a year and a CPA who works in QuickBooks. On Letting that is the Landlord plan at $588 billed yearly, with three move-out inspections and all repair tracking included, and the income and expense export sent to the CPA each quarter. On DoorLoop Starter the owner pays from $828 billed yearly plus an onboarding fee, tenants pay $2.49 on each of 216 ACH payments ($537.84 a year), and inspections are an extra add on. Tell tenants who paid through the DoorLoop portal which account to pay into, then import last month's bank transactions and check that every payment matched.
