Online rent collection software that fits how tenants already pay

Your tenants keep paying by bank transfer, standing order, ACH or check into your account. Download the CSV export from your bank each week and drop it into Letting. Each line is matched to the tenant it belongs to, using the amount, the reference and the due date on the lease. Partial payments are recorded against the right month, and the few lines Letting cannot place are listed for a quick decision by your team.

A rent roll that updates itself

Every month Letting creates the rent roll from your leases: each unit, tenant, amount due, amount received and status. When a bank export is matched, statuses change from due to paid or part paid. The view works by property, by owner or across the whole portfolio. See more in rent roll software.

Arrears ageing in three bands

Late rent is sorted into 1 to 30, 31 to 60 and 60+ days, so your team calls the right tenants first and owners get a straight answer about their arrears. Every reminder, note and payment is logged on the tenant ledger with a date, which is exactly what you need if a case goes further.

Automated reminders and late fee rules

Set the reminder schedule once: a friendly note before the due day, a reminder after it, a firmer email after a week. Late fee rules apply the charge you define to the ledger, within the limits of your lease and local law. Reminders go out branded with your agency name on the Agency plan and above. No. Letting is rent collection tracking, not a payment processor. Tenants pay into your bank account the way they do today, and you import the bank export into Letting to reconcile it.

Any bank that lets you download transactions as a CSV file. You map the columns once, and later imports use the same mapping.

A partial payment is recorded against the month it belongs to, the balance stays in arrears and is aged from the due day, and the tenant ledger shows both.
