Letting

Lease management software that watches every date

Letting is lease management software for letting agents, property managers and landlords. Every lease records its term, rent amount, due day, deposit and rent increase schedule, and Letting watches the dates for you: renewal and expiry alerts go to the right person in time, and agreed increases apply on the day. The lease also drives the rent roll, so what you agreed is what you track.

One lease record per tenancy

Each lease sits on its unit with the tenant attached. It holds the start and end dates, rent amount and frequency, due day, deposit amount and where it is held, and the signed agreement as a document. When the lease changes, the history stays on the record.

  • Term, rent, due day and deposit per lease
  • Signed lease stored as a document on the unit
  • Lease history kept when terms change

Lease administration software for the whole portfolio

Lease administration is the dull, risky part of the job: tracking hundreds of dates, amounts and conditions across properties and owners. Letting lists every active lease with its end date, rent and status, filtered by property, owner or office, so you can see which tenancies end in the next 90 days and plan renewals in one view.

  • Portfolio list of leases with end dates and rent
  • Filter by property, owner or office
  • Leases ending in the next 90 days grouped for renewal work

Renewal and expiry alerts before the date

Set how far ahead you want to hear about an ending lease, and Letting sends the alert to the responsible team member. You get time to talk to the tenant, agree terms with the owner and prepare the paperwork, instead of discovering an expired lease when rent stops matching.

  • Renewal and expiry alerts on your schedule
  • Alerts to the team member who owns the tenancy
  • Compliance date reminders on the same unit

Rent increase schedules applied on the day

Record an agreed rent increase once, with the new amount and the effective date. Letting updates the rent roll from that date, so the next month's expected rent is correct without anyone remembering to change it. On the Portfolio plan, bulk rent increases and renewal workflows handle many leases at once.

  • Scheduled increases with effective dates
  • Rent roll updated automatically
  • Bulk rent increases and renewal workflows on Portfolio

Deposits recorded with the lease

Record the deposit amount and where it is held. In the UK, deposit protection dates sit with the other compliance dates on the unit. At the end of the tenancy, the move-out comparison from property inspection software supports any deduction.

Owners stay informed without chasing you

Every lease is linked to the owner of the property, so an owner asking when a tenancy ends, what the rent is or whether a renewal is agreed gets a quick, accurate answer. The monthly owner statement shows rent received against each lease, and the activity log records every change to lease terms, so there is never a question about who agreed what and when.

  • Leases linked to the owner of each property
  • Rent per lease on the monthly owner statement
  • Activity log for every change to lease terms
