Inspections with photos, done on the phone

Walk the property room by room with the move-in, periodic or move-out checklist open on your phone. Take photos with the phone camera, add condition notes, and finish with a signed PDF report saved against the unit. Repairs on the phone, from request to closed

Tenant requests arrive with photos from the tenant request link. On site you check the job, change priority, assign a contractor and move the status along the timeline. Contractors get their own link, and the cost is recorded against the unit and the owner. See property maintenance software.

Tenant, lease and rent status in your pocket

Before a visit, open the unit: tenant contacts, lease dates, documents, notes and where the rent ledger stands. If the tenant is in arrears, you see it before you knock, not after. Notes you add on site, such as a meter reading or a key handed back, are saved to the unit straight away and visible to the office the moment you save them.

Compliance dates travel with you too: if a gas safety certificate, EICR or alarm check is due at the property you are visiting, the reminder is on the unit record in front of you, so you can book it while you are standing in the hallway.

The same data at the desk and on site

Everything done on the phone lands in the same record the office uses for rent reconciliation, owner statements and compliance reminders. Roles decide what each person sees, and the activity log records who changed what.
