Buildium's own pricing page lists Essential from $62, Growth from $192 and Premium from $400 per month, and the price climbs as your unit count rises. On top of that you pay per transaction and per feature: $2.35 per incoming EFT payment on Essential, $99 for each bank account you connect, and a paid inspections add on below the top tier. Letting charges one price per unit band, $59, $189 or $449 per month, and nothing per payment, because it does not process payments.

If you want tenants to pay rent inside the software, screen applicants and list vacancies from the same system, Buildium does that and Letting does not. Choose on that line.

Why property managers look for a Buildium alternative

Inspections and maintenance on every plan

Move-in, periodic and move-out inspections run room by room on a phone, with dated photos and a signed PDF report. At move-out the photos sit next to the move-in set, so a deposit deduction has evidence behind it. Tenants report repairs through a request link with photos; you assign a contractor, track status and record the cost against the unit and the owner. None of this is an add on.

Letting fits a self managing landlord with 5 to 25 units who wants inspections and repairs tracked without paying per feature, a small management company with 25 to 150 doors that sends owner statements every month and whose tenants already pay by ACH, and a letting agency that wants to know its software bill a year ahead.
