Rent Manager pricing and cost: what 20 to 500 units pay per month

Rent Manager does not publish prices. Its pricing page shows three bundles, Basic, Plus and Premium, and asks every buyer to request a quote. Publicly reported figures put Basic at $1.00 per unit per month with a $200 monthly minimum, Plus at $1.50 per unit with a $300 minimum, and Premium at $2.25 per unit with a $450 minimum. Because of those minimums, any portfolio under 200 units pays the minimum, not the per unit rate.

Rent Manager plans: Basic, Plus and Premium

Rent Manager, built by London Computer Systems in Ohio, is a full accounting and operations platform used by residential, commercial, HOA and mixed portfolios. The three bundles stack on each other.

  • Basic: accounting, operations and leasing in one system. Reported at $1.00 per unit per month, $200 monthly minimum.
  • Plus: everything in Basic, with more automation, better mobile workflows and communication tools. Reported at $1.50 per unit per month, $300 monthly minimum.
  • Premium: everything in Plus, with analytics, AI features and a dedicated success team. Rent Manager marks it as the most popular bundle. Reported at $2.25 per unit per month, $450 monthly minimum.

The rates come from software review sites and vendor comparisons, not from Rent Manager, and at least one review site lists a $350 minimum instead. Treat them as a starting point and get your own quote in writing.

How much does Rent Manager cost per month?

For portfolios under 200 units, Rent Manager costs its monthly minimum: about $200 on Basic, $300 on Plus and $450 on Premium. The per unit rate only takes over once units times rate passes the minimum, which happens at 200 units on all three bundles.

Implementation is charged on top and is not in the table. The honest read: at 20 to 150 units, the minimum makes Rent Manager cost $1.33 to $10 per door on Basic, and more on the higher bundles. From about 200 to 450 units, Basic's reported $1.00 rate is cheaper than our Portfolio plan. Above that, a flat price per band wins again.

Rent Manager costs beyond the per unit rate

The subscription is the smaller part of a first year decision. Ask the rep to put each of these in writing.

  • Implementation fee: reported as roughly double the monthly subscription, paid once at the start. On a Premium minimum of $450 that would be about $900.
  • Data conversion and training: moving history from another system and training staff can be quoted separately, especially for larger portfolios.
  • Add ons: tenant call center, website design and custom integrations are sold as separate services.
  • Payment processing: online rent and card payments carry fees, often paid by the tenant or passed through to owners.
  • Contract term: check the minimum term and the notice period before you sign.

Is Rent Manager expensive for small property managers?

Yes, if you manage fewer than 100 units. A landlord with 20 doors pays the $200 Basic minimum, which is $10 per unit per month before implementation. A company with 60 units on Premium pays $450, or $7.50 per door. Rent Manager's depth (commercial leases, HOA, detailed job costing, custom reports) is built for operators who use it, and small managers rarely do.

Is Rent Manager worth it?

Rent Manager is worth the money for a mixed portfolio of 200 units or more, where residential, commercial and association accounting live in one ledger, staff build custom reports, and the in house team uses job costing and service manager workflows every week. At that size the minimum no longer distorts the per unit price, and the depth replaces other tools.

It is a harder case for a residential manager with 20 to 150 units whose tenants pay by ACH into an operating account. What that manager opens each month is a rent roll, arrears follow up, repair tracking, inspections and owner statements, and the minimum pays for a lot of system that sits unused.
