Below 250 units you pay the minimum, so a 100 unit manager on Basic pays $250 a month, or $2.50 per door, plus about $500 to start.

Propertyware is RealPage's software for single family property managers. It is sold in three tiers, and the pricing page at propertyware.com/pricing (checked September 2026) lists these figures.

All three list the same headline modules: accounting, owner and tenant portals, maintenance, marketing, screening, payments, inspections, eSignature, two way text messaging and vendor portals. The page notes that each package includes only the features with a check mark, so ask sales which features sit in which tier before you choose Basic on price alone.
Propertyware fees beyond the plan price
The subscription is only part of the bill. These are the costs Propertyware lists outside the per unit rate.

Get the payment and screening transaction fees in writing. On per payment platforms those fees can end up larger than the subscription itself.

Implementation at 2x means a 100 unit portfolio pays about $500 on Basic, $700 on Plus or $900 on Premium before the first month. Letting has no implementation or onboarding fee on any plan.
What Propertyware really costs per unit
The published rate of $1 per unit only applies once you pass 250 units on Basic. Below that, the minimum sets your real price. At 50 units Basic works out to $5.00 per door per month, at 100 units $2.50, and at 150 units about $1.67. On Premium the effective rate at 100 units is $4.50. That is why Propertyware looks cheap on its pricing page and expensive on a small manager's bank statement.
Who Propertyware pricing suits, and who overpays
Propertyware's pricing is built for single family managers with 250 units or more, where $1 to $2 per door is competitive and the implementation fee is small next to the annual bill. At 500 units, Basic costs $500 a month, which is hard to beat for a full platform with portals, payments and screening.
Managers under 150 units are the ones who overpay. They carry the full $250 to $450 minimum and an implementation fee of $500 to $900 for a portfolio the minimum was never designed for. Many of them also do not use the payments and screening modules they are paying to have available.

Is Propertyware worth it for a small property management company?
For a company under 150 units, usually not on price. You pay a minimum sized for larger portfolios, implementation on top, and transaction fees on screening and payments that the pricing page does not list. The software is capable, and if you plan to pass 250 doors within a year the numbers improve quickly. If you do not, a flat plan with no minimum leaves more of your management fee in the business.
The other cost is setup time. A paid implementation usually means a project with calls, data mapping and training. At 100 units a CSV import and one month of bank matching get you running in a day.
Cheaper options than Propertyware under 250 units
If the minimum is the problem, compare these published prices at 100 units. Yardi Breeze charges $1 per unit with a $100 minimum, so it costs $100. Rent Manager Basic starts at a $200 minimum. Buildium Essential starts at $62 but adds $2.35 per incoming ACH payment. Letting Agency is $189 flat for up to 150 units with inspections and owner statements included.

What you give up by leaving Propertyware
Be clear on what you would lose. Propertyware processes rent payments, runs screening, syndicates listings and gives owners and vendors their own portals. Letting does none of the first three. Tenants keep paying into your bank account by ACH, Zelle or check, and Letting matches the bank export to each tenant ledger, ages arrears and produces owner statements as PDF and CSV. Owners receive the statement by email instead of logging into a portal.
For vendors, Letting records each repair with photos, the contractor and the cost against the unit. If you require contractors to carry insurance before they work on your properties, keep their certificates in a tool built to track certificates of insurance and expirations, so an uninsured roofer never gets a work order.
