What 300 units cost per month on each platform

Figures come from each vendor's public pricing page, checked October 2026, except AppFolio, which publishes no prices and is shown at publicly reported rates. DoorLoop's price comes from the calculator on doorloop.com/pricing, which stops at 299 units. Buildium publishes only starting prices, so it is shown at the plan floor plus one incoming ACH payment per unit per month, the least you would pay.

Where a $1 per unit plan still wins

On yearly billing Letting is the cheapest subscription in the table at 300 units, $76 a month under the $1 per unit platforms. On monthly billing it is not: $449 against $300, and Yardi Breeze, Rent Manager Basic and Propertyware Basic stay cheaper than Letting month to month until about 450 units. The $1 per unit plans also beat our yearly price between about 151 and 223 units. Breeze, Rent Manager and Propertyware sign annual agreements anyway, so the fair match is yearly against yearly.

The rest of the gap sits outside the subscription. Rent Manager and Propertyware add implementation at about twice the monthly fee, so about $600 at this size. DoorLoop and AppFolio add onboarding fees, and Buildium adds a fee on every online rent payment. Letting has none of those, and the price stays the same from 151 to 500 units, so the next 200 doors cost nothing extra.

Yes. Yardi Breeze charges $1 per unit per month on an annual agreement, so 300 units cost about $300 a month, and its pricing page lists no onboarding, training or support fees.
