The short answer

At 50 units, full property management software costs between $94 and $300 per month before one time fees. Letting Agency is $94 billed yearly. Yardi Breeze sits on its $100 minimum. Buildium Essential starts at $62 but reaches about $180 once every tenant pays rent online. Rent Manager and Propertyware charge their $200 and $250 minimums, and 50 units is exactly where AppFolio starts selling, at a reported $298 minimum.

Letting does not collect rent, screen tenants or list vacancies. Tenants keep paying into your bank account by ACH, Zelle or check, and Letting reads the bank export and matches every payment to a tenant. If that is how your rent already arrives, you are not paying for a payments module you will never switch on.

What 50 units cost per month on each platform

Where Letting is not the cheapest at 50 units

Two honest caveats. First, our $94 is the yearly price. Month to month, Agency is $189, and then Yardi Breeze at $100 and Buildium Essential without online payments are cheaper. Breeze does not publish a monthly term at its rate, so if you compare two annual commitments, Letting is $1,128 a year against Breeze's $1,200.

Second, landlord apps are cheaper still. RentRedi, for example, lists $12 per month billed yearly for unlimited units, and it collects rent inside its app. If you own all 50 units yourself and mainly want tenants paying through an app, a landlord app may be all you need. Letting is built for the next step: owners to report to, a management fee to deduct, arrears to chase by days late and inspections that hold up in a deposit dispute.

Owner statements when you manage for others

Plenty of 50 unit operators own half the doors and manage the rest for family, partners or a couple of outside owners. Letting splits income and expenses by owner, deducts your management fee and produces a PDF and CSV statement for each one. Your own units get the same report, so your CPA sees one consistent file at tax time and the income and expense export goes straight into QuickBooks or Xero.

With four to eight move-outs a year, one disputed deduction can cost more than a year of software. Choose Letting if you run 26 to 150 units, your tenants already pay by bank transfer, Zelle or check, you report to at least one owner or partner, and you want a price that stays put while you add doors. It suits landlords who have outgrown a spreadsheet and small property management companies in their first few years.

Choose Yardi Breeze or Buildium if you want rent collected inside a tenant portal with screening and listings in the same login. Wait on AppFolio until you are well past 100 units; at 50 you pay its minimum for capacity you do not use yet, as our AppFolio alternative page explains.

Most landlords do by 50 units.
